“Strata buildings typically fall under Class 2 of the NCC, which means fire-rated joint sealing is a mandatory compliance requirement – not optional maintenance. Specifically, service penetrations through fire-rated walls and floors must be sealed with certified products installed to tested configurations. As a result, if a building’s fire sealing has degraded or was never done correctly, that’s a live compliance issue that the body corporate is responsible for.
A condition assessment that covers fire-rated joints is worth doing before any building inspection or recertification process. Finding and fixing compliance gaps proactively is far less disruptive than having them identified by a building certifier.
